What windows actually cost in Utah, which rebates are real in 2026, and who is holding the license on your job.

How much does window replacement cost in Utah?

There is no single number, and anyone who gives you one over the phone before seeing your windows is guessing. For a standard-size vinyl replacement window in Utah County, a reasonable planning range is roughly $650 to $1,500 per opening, installed.

The spread is that wide because four things move the price: the size of the opening, the frame material, the glass package, and whether the old frame comes out entirely (a full-frame replacement) or the new window goes inside it (an insert). Large fixed units, custom shapes, bay and bow assemblies, and patio doors sit above that range.

The only number that matters is the one on your written quote. Ours is the same price tomorrow and next week.

Why do two houses on the same street get very different window quotes?

Usually because they are not actually being quoted the same job. One quote may be an insert replacement and the other a full-frame replacement, which is more labor and more material. One may include a better glass package. One may include capping or trim work the other leaves out.

Ask any two quotes the same three questions: how many openings, insert or full-frame, and what is the U-Factor of the glass. If the answers differ, the prices should differ, and now you know why.

Is there still a federal tax credit for windows in 2026?

No. The federal tax credit for energy efficient windows expired on December 31, 2025. It does not apply to windows installed in 2026.

If a quote you are looking at includes a federal tax credit, the number at the bottom of that quote is wrong. This is the single most common thing we still hear pitched at kitchen tables in Utah County.

What window rebates can I actually get in Utah right now?

Two utility programs, both real, and they come from different utilities so many homes qualify for both.

Rocky Mountain Power's Wattsmart program pays per window: $50 per window on electrically heated homes, and $30 per window on centrally cooled homes and on dual fuel heat pump homes.

Enbridge Gas ThermWise pays $2.50 per square foot of window area on homes with primary gas heating on a GS rate schedule.

Both programs require a U-Factor of 0.22 or lower and both are for existing homes only. Full conditions are on our rebates page. These figures reflect the published program terms as of August 2026 and we re-check them monthly.

What does qualifying glass actually mean for the rebates?

It means the U-Factor printed on the window's NFRC sticker is 0.22 or lower. Both Utah programs use that same threshold, which makes the decision simpler than it looks.

Rocky Mountain Power also requires the window to be ENERGY STAR rated. Enbridge Gas is explicit that a window with a U-Factor above 0.22 does not qualify at all, with no partial credit.

Keep the NFRC stickers. ThermWise requires the original or a copy from every single window with the application. Peeling them off and throwing them away before you apply is the most common way people lose this money.

Can I get both the Rocky Mountain Power and the Enbridge Gas rebate on the same job?

They are separate programs from separate utilities, with separate applications and separate requirements, so they are not exclusive of each other. A home that is gas heated on a GS rate schedule and also has central cooling served by Rocky Mountain Power can meet both sets of conditions.

Approval is the utility's decision, not ours. What we will do is run both numbers for your specific glass before you decide anything, and tell you plainly if we think one of them will not go through.

Who actually installs the windows?

A licensed Utah window dealer installs every job. Lone Peak Windows does not install windows and does not hold an installation contract with you.

You sign directly with that licensed dealer. The installation, the manufacturer and workmanship warranties, and any financing all come from them, in writing, with their license number on the paperwork. If anyone is ever vague with you about who is holding the license on your job, that is the question to keep asking.

Do I pay Lone Peak Windows?

No. Lone Peak Windows never collects a dollar from you. Every payment goes to the licensed installing dealer under the contract you sign with them.

We get paid only when a deal is real, which is the reason nobody standing on your porch has a reason to push you into one that is not.

How long does a window installation take?

For most homes the install itself is one day. Larger homes, full-frame replacements, and jobs with patio doors can run two.

The longer part is manufacturing. Replacement windows are built to the measurements of your specific openings, so the lead time from final measure to install is typically several weeks. Custom shapes such as arch tops and trapezoids take longer than that, sometimes considerably. You should get the expected lead time in writing before you sign anything.

My windows are foggy between the panes. Repair or replace?

Fog between the panes means the seal on the insulated glass unit has failed and the insulating gas is gone. The window still keeps rain out. As insulation, it is finished.

There are services that drill and defog a unit. They can clear the haze. They do not restore the gas fill or the original insulating value, so you are buying appearance rather than performance.

The real choice is usually between replacing just the insulated glass unit inside the existing frame, which is cheaper and sensible when the frame and hardware are sound, and replacing the whole window, which makes sense when the frame is old, the hardware is failing, or you want the efficiency and the rebate. A glass-only swap generally will not qualify for the utility rebates, which are written around window installation.

Do I need a permit to replace windows in Utah County?

For a like-for-like replacement that does not change the size of the opening, most cities here do not require a permit, but this varies by city and the rules change. Enlarging an opening, changing a window to a door, or touching anything structural does require one.

Your installing dealer pulls any permit the job needs. If you want to confirm for yourself, call your city building department. It takes one phone call.

What is the three-day right to cancel?

For a sale made in your home, you have three business days to cancel in writing, and you have to be given written notice of that right at the time you sign.

Every in-home sale we are involved in includes that written notice. If you sign with anyone and do not receive it, that is a problem worth raising before the windows are ordered.

Do you offer financing?

Financing comes from the licensed installing dealer, not from us, because the contract is with them and we never handle your money.

Two things to watch on any window financing offer, from anyone: whether a deferred-interest promotional period charges you all the back interest if the balance is not clear by the end date, and whether the cash price and the financed price are the same number. They should be.

How do I know if my windows actually need replacing?

Three signs are worth acting on. Fog or haze between the panes, which means the seal is dead. Drafts or a whistle in wind, which usually means the perimeter seal or the weatherstripping has failed. And sashes that are hard to open or will not lock, which is a security problem and an energy problem at the same time.

Condensation on the inside surface of the glass in winter is a different signal. On single-pane or aluminum-framed windows it means the glass is running cold enough to pull moisture out of your indoor air, and that water sits on the sill and eventually rots it.

Plenty of windows we look at are fine. When that is the answer, we say so and leave.

What is a U-Factor, and why does 0.22 keep coming up?

U-Factor is the rate of heat loss through the whole window assembly, frame and glass together. Lower is better. It is printed on the NFRC sticker that comes on every new window.

0.22 keeps coming up because both Utah utility rebate programs draw their line at exactly that number. A window at 0.22 or lower qualifies. A window at 0.23 does not, and there is no partial credit. It is worth confirming the U-Factor of the exact model you are being quoted, not the best model in the brochure.

When is the best time of year to replace windows in Utah?

Any season works. Installers replace one opening at a time and close it up before moving on, so a winter install does not leave your house open.

The real scheduling factor is manufacturing lead time, which stretches during the spring and summer rush. If you want windows in before winter, measuring in late summer is more useful than deciding in October.

No. A separate, unaffiliated business in Pleasant Grove also used the name Lone Peak Windows, under Utah contractor license 5257092-5501. That license is cancelled and that business is closed. We have no connection to it, and no way to help with warranty or service on work it performed.

To be exact about who we are: Lone Peak Windows is based in Lehi, Utah, and works only in northern Utah County. That means Highland, Alpine, Lehi, American Fork, Cedar Hills, and Pleasant Grove, and nowhere else. We are a registered DBA of MHB Services Group LLC, and our number is 385.208.9653.
